General Rental Terms and Contractual Conditions
1. Introduction
This document outlines the general rental terms applicable to the services provided by Villas & More Corporation S.L. (vamdays.com) to its guests, either in properties fully managed by the company or in those where the company assists the owner with tourist rentals.
These terms form an integral part of the contract between the guest (hereinafter: "guest", "you") and Villas & More Corporation S.L., CIF: B06815500, located at Ctra. Moraira-Calpe Nr. 243, 03724 Teulada-Moraira - Alicante - Spain, Tel.: +34 633 458 146, Email: info@vamdays.com (hereinafter: "vamdays.com", "we"). By making a booking, you accept these terms regardless of the booking channel used.
2. Prices
Prices for villas, houses, and apartments are published on vamdays.com and vary according to the season. Discounts or special offers may apply. Rates are indicated per day or per week.
The total price includes or separately lists:

Accommodation

Legal taxes (VAT, tourist tax if applicable)

Water and electricity costs

Administration fees
-
Pool and garden maintenance

Final cleaning and, optionally, mid-stay cleaning
Additional services such as extra beds, baby cots, or pets are only included if explicitly mentioned in the villa’s description on vamdays.com.
3. Booking and Payment Terms
3.1. Bookings are for tourism purposes only. Use for events, commercial or promotional purposes is not permitted.
3.2. Bookings can be made via telephone, email, or at www.vamdays.com. They are confirmed only after receipt of the initial payment.
3.3. Payments can be made via bank transfer or credit/debit card (American Express not accepted). Cash, checks, or vacation vouchers are not accepted.
3.4. Guests choose a rate at the time of booking, which includes specific pricing and cancellation terms.
3.5. Payment options:

50% upon booking confirmation

50% balance 30 days prior to arrival

Monthly payments (only by phone or email, final payment at least 7 days before arrival)

100% full payment upon booking
3.6. Payment plan availability depends on the time remaining before the arrival date.
3.7. Keys will only be handed over after full payment is received. In case of pending payment, the outstanding amount may be held on the card.
3.8. If payment is overdue by more than three business days, the booking will be automatically cancelled.
3.9. Extending your stay is possible, subject to availability.
3.10. Early departure does not entitle the guest to a refund.
3.11. Changing to a different villa is not allowed after confirmation, except in specific cases (see Section 10).
3.12. Date changes are only permitted if the property is available. Any price increase must be paid in advance.
3.13. If the guest fails to check in within 48 hours of the scheduled arrival date without prior notice, the booking will be cancelled without refund.
4. Cancellation Policy
4.1. Direct bookings via vamdays.com:

More than 4 weeks before arrival: 100% refund

Less than 4 weeks: no refund
📌 Note: Bookings made through third-party platforms or agencies are subject to the cancellation policies of the respective provider.
4.2. No refunds are given after the start of the stay.
4.3. Refunds may be granted in cases of official restrictions (quarantine, border closures).
5. Security Deposit
Upon arrival, a security deposit will be held on the guest’s credit card. It will be released within 3 to 5 days after departure, provided no damage is found. For debit cards, the refund will be processed once payment confirmation is received.
6. Check-in and Check-out
Check-in: from 4:00 PM to 8:00 PM at the office (Ctra. Moraira-Calpe, 243, 03724 Moraira). Late check-in must be arranged in advance and may incur a fee. Depending on the accommodation, check-in may be in person or via key safe.
Check-out: by 10:00 AM at the latest. Keys must be returned to the office or to a staff member. Some properties allow automated check-out. Late check-out is not permitted. If it interferes with the next guest's arrival, compensation may be charged.
7. Use of the Accommodation
7.1. The guest is responsible for any damage caused by themselves or their party.
7.2. The maximum number of occupants must not be exceeded. Violation will result in contract termination without refund.
7.3. Parties are only allowed if they comply with local rules and guest limits. Commercial rentals for third-party events are prohibited.
7.4. Smoking is only permitted in outdoor areas.
7.5. Pets are only allowed if stated in the booking and approved by vamdays.com.
7.6. vamdays.com staff may access the property for inspection, cleaning, or maintenance.
7.7. In case of risk of serious damage, the contract may be terminated immediately.
7.8. Energy costs are included or specified in the property description.
7.9. Final cleaning is included in the total price.
7.10. One set of keys is provided per booking.
7.11. Additional services (transfers, babysitting, grocery delivery...) are available on request.
8. Unforeseen Changes by vamdays.com
In the event of unforeseen serious circumstances, vamdays.com may offer a property of equal or higher quality. If not accepted, the guest may cancel without penalty and receive a full refund.
9. Liability
Property descriptions are provided in good faith. vamdays.com is not liable for:

Construction nearby

Power, water, or internet outages

Accidents or theft during the stay
10. Complaints and Incidents
Issues must be reported within 48 hours of arrival. Later complaints may not be accepted. Disrespectful behavior toward staff may lead to termination of the stay.
11. Jurisdiction
In case of dispute, the courts of Dénia (Alicante) shall have jurisdiction.
12. Data Protection
Personal data is processed in accordance with the General Data Protection Regulation (GDPR). Guests have the right to access, correct, or delete their data. Complaints can be submitted to the Spanish Data Protection Agency.
