Terms & Conditions
1. Introduction
This document lays down the general terms and conditions for the provision of the services that villas and more corporation S.L. (vamdays.com) offers to its guests in the villas managed exclusively and holistically by them, as well as in the villas where villas & more corporation S.L. only assists the owner in the management of the holiday rentals of his villa.
The general terms and conditions for the booking of the villas, which are listed below, are an integral part of the contract between the guest (hereinafter: "guest", "you", "your", "your" or "your") and villas & more corporation S.L., Tax Code (CIF): B06815500, with registered office in Ctra. Moraira-Calpe n° 243, 03724 Teulada-Moraira - ALICANTE - SPAIN, telephone: 0034 633 458 146; E-Mail:info@vamdays.com, (hereinafter: "vamdays.com", "our" or "we"). By signing the contract, you accept each and every one of these conditions. This acceptance is made regardless of the booking channel through which the booking was made: vamdays.com booking switchboard, vamdays.com website (www.vamdays.com) or through external booking centres or websites of other agencies or tour operators with which vamdays.com has concluded cooperation agreements.
2. Prices
The prices in our catalogue of villas, houses and apartments are set daily and weekly, as well as according to the prices indicated on our website for each villa.
The published prices for daily or weekly rentals vary according to the week chosen and may include discounts or special offers. These prices are vamdays.com clearly stated in the villa description on our website. Prices, minimum stay and arrival days may vary depending on the season, so we recommend searching for travel dates on our website.
The prices include the provision of the accommodation, the tax burdens associated with the house (VAT, municipal, community or tourist taxes, if applicable), water costs, electricity costs, administrative costs, pool and garden maintenance, as well as the final cleaning and regular intermediate cleaning of the villa or are shown separately and included in the total booking price. Intermediate cleanings can be booked as an option.
Possible additional costs for additional equipment not included in the villa, such as extra beds, fans, cots, high chairs, as well as supplements for accommodating pets in the villas, etc., are not included in the price, unless this is expressly stated on the description of the villa booked on vamdays.com's website.
3. Booking and payment conditions
3.1. Subject matter of the contract
The booking and the contract are concluded exclusively for tourist purposes and not for business purposes, the implementation of events, for promotional purposes or other activities. For this reason, any responsibility towards companies or individuals for damages resulting from the loss of business or any other activity unrelated to tourism is declined.
3.2. Booking methods
The booking of the rental accommodation can be made by phone, e-mail or via the website www.vamdays.com. However, the booking is not considered complete until vamdays.com have received the first payment of the booking from the guest.
3.3. Method of payment
Payments can be made by bank transfer or credit card (credit or debit card, except American Express). The following means are not accepted as means of payment: bank cheques, holiday cheques or cash payments.
3.4. Tariff
Vamdays.com offers rates with different prices and cancellation policies. During the booking process, the guest can select the desired rate and undertakes regarding the corresponding price and cancellation policy.
3.5. Payment Plans
The guest has different payment terms:
3.5.1. 1st payment 50%: 50% will be paid at the conclusion of the booking
3.5.2. 2. Payment 50%: the remaining 50% no later than 30 days before the date of arrival.
3.5.3. Monthly: First payment on the day of booking, then monthly payments in the following months (the date of monthly payments will be calculated after the day of arrival), with the last payment made at least 7 days before the arrival date. (Only when booking by phone or e-mail)
3.5.4. One-time payment: The full amount will be paid at the time of booking.
3.6. Availability of payment plans
The availability of the above payment plans is dependent on the number of days that elapse between the booking date and the actual start of the stay.
3.7. Payment deadlines
The payment deadlines will be indicated in the booking confirmation and the keys can only be handed over once vamdays.com have received the full amount of the booking. In the case of payment by bank transfer, if the amount has not yet been received in full at the time of arrival, the guest's credit card will be blocked with the outstanding amount in addition to the already blocked deposit (you refer to "6th Security Deposit"). This block will be lifted as soon as the payment is received. If the outstanding amount is not received, the entire amount of the security deposit retained as a guarantee for this payment will be collected. If the guest does not have a credit card, the outstanding amount will be debited by debit card and refunded upon receipt of the transfer.
3.8. Cancellation of the booking due to non-compliance with the terms of payment
If the guest exceeds any of the above deadlines by more than 3 working days, the booking will be automatically cancelled. Vamdays.com undertakes to send reminders to the guest in case of non-payment and notifications of an imminent cancellation by e-mail in order to avoid payment arrears due to forgetting.
3.9. Extension of stay
If the guest wishes to extend their stay in the villa they have booked and arrives or departs before or after the date originally specified, they can request this procedure in the booking department of vamdays.com or make the change vamdays.com in the user area of our website , provided that the booked villa is available on the desired dates. The added nights will be charged at the pre-determined price for the period in question, taking into account offers or discounts where applicable.
3.10. Shortening of the stay
If the guest decides to shorten their stay for any reason, they will not receive any refund, as the stay has been booked for them in its entirety and is linked to the number of nights specified in the contract.
3.11. Request for change of villa by the guest
A change of villa in a confirmed booking is not permitted, except in the cases listed in clause 11.
3.12. Request for change of travel dates by the guest
If the guest wishes to maintain the same number of nights and the same villa of their booking, but wishes to postpone their stay to an earlier period than originally intended, the following conditions must be met.
3.12.1. If the guest wishes to postpone their stay to an earlier period and the villa is available, the change will be made if the restrictions of the villa in question are respected. If this leads to an increase in the booking amount, the guest is obliged to pay it before the start of their stay. Under no circumstances will the amount of the original booking be reduced or any part of the amount paid refunded.
3.12.2. If the guest wishes to divide the nights of their stay into two or more periods and the villa is available, vamdays.com will consider the request, but reserves the right to refuse the request. If the application is accepted, the respective periods must comply with the corresponding minimum length of stay and will be treated as individual date changes. Each period will be treated as a booking and must comply with the conditions set out in point a. of the paragraph regarding the request to change the dates of travel. In addition, the corresponding administrative costs resulting from such a change will be invoiced.
3.13. No-show of the guest
If the guest has not shown up at our offices after 48 hours from the start of the booked stay or has not indicated the exact date of arrival for the booked stay, we will consider the booking cancelled and no discount will be given to the total amount of the booking or a refund of it.
4. Fare Types and Cancellation Policy
Cancellation fees depend on the booking method and fare type.
4.1. Booking method
Guests who have made their booking through a travel agent or tour operator are bound by the cancellation policy of the respective intermediary.
If the booking was made directly through vamdays.com, the following cancellation conditions apply:
- More than 4 weeks before arrival date 100% refund .
- Less than 4 weeks before arrival date 100% retention.
If the customer withdraws during his stay and before the end of the co-contract, there will be no refund.
4.2. Types of tariffs
5. Cancellation policy in case of specific government restrictions
Vamdays.com will refund the total amount paid for all rates if the booked stay cannot take place for any of the following reasons:
- Quarantine of at least SEVEN (7) days upon entry into Spain. - Temporary border closure (border of the country of origin or the country of destination, Spain). - Regional closure due to which entry into the Region of Valencia is not possible. - Sectoral closure (prohibition of renting holiday accommodation in Spain or in the province of Alicante).
Time window for cancellations due to specific government restrictions: Between FOURTEEN (14) and SEVEN (7) days prior to arrival date or the day prior to arrival if the reason for cancellation arises within the last (SEVEN) 7 days prior to scheduled arrival.
6. Security Deposit
A security deposit is required at the time of booking to ensure the appropriate use, the receipt of furniture and household items, as well as the conditions of use and departure. This amount will be retained on the guest's credit card on the day of arrival and will only be debited from their account in case of violation of the conditions of departure and/or the terms of use of the villa. If the guest does not have a credit card, the deposit amount will be charged to their debit card.
The security deposit will be unlocked or refunded 10 – 15 days after departure once the accommodation has been checked for immaculate condition.
7. Arrival at the villa
Vamdays.com has an office from Monday to Sunday, called a check-in office, whose address and telephone number is as follows:

Check-in takes place in the time slot specified in the booking from 16:00 to 20:00. Upon arrival at the villa, the guest must have already paid the full amount of their booking, including the additional services booked, in order to be able to collect the keys at the appropriate check-in office (address, date and time of collection are indicated in the booking confirmation).
The keys will be handed over at the office address specified in the contract or, if otherwise agreed, directly at the accommodation. In any case, the guest must not proceed directly to the villa before 4 pm, as our cleaning team must have fully completed the cleaning and carried out the appropriate quality control before the guest's arrival. For safety reasons, the cleaning teams are not allowed to let guests into the villa if check-in has not yet taken place.
If the guest arrives later than the times specified in the contract, he must contact vamdays.com to arrange the delivery of the keys. Once the late check-in (chargeable!) is completed and the deposit for their stay has been blocked on their credit card, the guest will receive a set of keys for the accommodation they have booked.
8. Check-out from the villa
Departure is before 10:00 a.m. and the set of keys to the villa must be left at the same check-in office (or on-site to the appropriate staff member) where it was collected. In the event that the guest has not left the villa at the latest time indicated, vamdays.com may charge an additional cost of up to one day's stay, as this would significantly affect our cleaning and quality control procedures on the relevant day.
If, after inspecting the property, serious damage is found or valuable items are missing from the villa, the guest's security deposit will be charged with the value of the damage incurred, with the maximum amount equal to the amount established as a security deposit. After debiting the corresponding amount based on the damage incurred or non-compliance with the contractual obligations, vamdays.com will contact the guest and inform him of the reason for the additional charge. If the cost of the damage caused by the guest exceeds the amount of the deposit, the guest will be informed by e-mail or telephone. If no agreement is reached in this regard, the appropriate legal action will be taken in accordance with clause XIV.
9. Terms of Use
9.1. Responsibility of the Guest
The guest who rents accommodation for other people (as well as for himself) is liable for the payment of the entire rental price and for the damages caused by his behaviour and that of the other people who live with him in the rented accommodation. However, the legal responsibility applies to all guests of the villa, from whom the total amount of the group's damages may be claimed, regardless of which person in the group caused the damage.
9.2. Maximum number of persons
The booking is valid for the maximum number of people indicated in the booking form and in the contract. The accommodation must not be occupied by more people than indicated. Failure to do so may result in termination of the lease and loss of the deposit. In this case, the amounts already paid will not be refunded and the guest will have to pay the entire rental amount.
9.3. Celebrations or festivals
Celebrations and parties may only be held in the villa if the number of participants is equal to or lower than the maximum number of people allowed, taking into account the times provided for this purpose and the regulations in force of the respective location. Failure to comply with this clause will result in the complete cancellation of the booking without the right to a refund of the amount paid for the booking. The contractual rental of villas by companies for the organization and execution of celebrations or festivities for third parties is prohibited, regardless of the number of people present.
9.4. No smoking inside the apartment
Smoking is only allowed in the outdoor areas of the villas.
9.5. Pets
To accommodate pets in one of our villas, the guest must first ensure that pets are allowed in the property they have chosen. Information on this can be found on the website of the respective villa and can also be requested from our booking department (phone: +34 633 458 146, email: info@vamdays.com).
Each pet must be declared at the time of booking and will be charged at an additional cost. Used by vamdays.com . or its suppliers determine that the guest has accommodated one or more pets without declaring them at the time of booking and without them being allowed in the villa, vamdays.com is entitled to automatically cancel the booking and the guest must leave the villa within a maximum of EIGHT (8) hours. If this happens in a villa where the accommodation of pets is allowed, vamdays.com does not require the interruption of the stay in the villa, but may charge a fee as a penalty for non-compliance, which is three times the price set for the accommodation of pets.
9.6. Access to the property
During the stay, the villa may only be used by the guests. However, during their stay, guests must grant access to the staff of vamdays.com and/or its suppliers so that they can verify compliance with the obligations set out in this document, as well as carry out interim cleaning, cleaning of the pool and garden, repairs or any activity resulting from any incident in the property during their stay. The staff of vamdays.com always knocks on the door of the villa at least twice before entering it and only uses the key if the guest does not answer.
9.7. Dangers or legitimate reasons to assume serious damage to the property
Vamdays.com reserves the right to cancel or terminate the rental agreement if there are dangers or reasonable grounds to believe that the guest is likely to cause serious damage to the property. Failure to comply with the conditions of use and/or departure will result in the automatic termination of the contract and the loss of the security deposit.
9.8. Energy
The cost of energy consumption is included in the rent or collected separately. This can always be seen in the advertisement of the respective house and will be clearly displayed before booking.
9.9. Cleaning costs
The cost of the final cleaning is included in the booking price or automatically included and determined in accordance with the terms and conditions of use in clause VIII.
9.10. Keys to the property
The guest will receive a full copy of the keys of the property. No additional keys will be issued.
9.11. Additional Services
The guest can contact the booking department for advice, booking or arranging various additional services for their stay, such as:
- Additional equipment (extra beds, cots, high chairs, fans, pool towels and bathrobes)
- Laundry and dry cleaning
- Special cleanings
- Left-luggage office
- Security
- Car, motorbike and bicycle rental
- Airport transfers and taxi bookings
- Bookings of leisure activities (theme parks, restaurants, excursions, spas, massages, reservations of tickets for events, etc.)
- Babysitting and cooking service
- Delivery of fresh produce
We encourage our guests to contact us well in advance to ensure that these services are available at the beginning or during their stay.
Vamdays.com will provide the guest with an information brochure (digital in the vamdays.com guest area and by e-mail) with all the details of these services and their booking options.
10. Modification or cancellation of the booking for reasons unforeseeable to vamdays.com
Vamdays.com reserves the right to replace the accommodation with an equivalent one in cases of unforeseeable serious events that prevent the guest from staying in the intended villa. If it is not possible to replace the planned villa with an equivalent one, or if it does not meet the guest's liking, vamdays.com will offer them the option of changing the date of travel or cancelling the booking, vamdays.com will refund the total amount paid.
12. Services and Responsibilities
With the exception of transcription errors, the information to describe the accommodation is provided in good faith based on the viewings of the villa and the information provided by its owner. Vamdays.com is responsible for ensuring that the description of the villa is consistent with its general characteristics, although the guest accepts that there may be individual changes to the equipment as a result of regular use, such as electrical appliances, outdoor furniture or equipment elements, which are regularly renewed.
Vamdays.com is not responsible for any changes that may affect the accommodation or its surroundings and are not directly attributable to vamdays.com. This means that the guest agrees that he cannot claim any compensation due to the following irregularities, provided that they could not have been prevented by vamdays.com or were foreseeable.
Vamdays.com is not responsible for possible errors in the description of the tour operator or external agencies. It is imperative that the guest, once contracted with a tour operator or agency, check the exact description of the property on the website of vamdays.com, who is ultimately responsible for their stay.
12.1. Construction work
The properties are usually privately owned by various individual owners and are usually located in large residential areas, so there may be unexpected construction work nearby. These construction works are carried out by owners, construction companies or state institutions that have no relationship with us, which is why vamdays.com has no influence on these activities. Consequently, when completing the booking of the villa, the guest accepts that neither vamdays.com nor the owner of the villa assumes any responsibility for the inconvenience caused by the construction work that is not carried out by the accommodation provider.
12.2. Satellite/Cable TV
If satellite or cable TV is indicated in the description, it does not automatically mean that you will be able to receive all programs. The owners of the properties, which come from different countries, have decoders, but they do not always receive all international channels, but only a selection of them.
12.3. Water, electricity and internet
In the event of occasional failures of the water and electricity supply and/or the internet by the municipal, regional authorities and/or providers, the guest accepts that neither vamdays.com nor the owner of the villa will be responsible for the inconvenience or damage caused by such restrictions.
12.4. Accidents and thefts
Neither vamdays.com nor the owner of the accommodation assumes responsibility for any damage (injury, illness, death, property damage or theft) suffered by the guest or their companions during their stay. By booking, the guest agrees to take responsibility for their personal safety as well as personal belongings and excludes any liability on the part of vamdays.com and the owner of the villa for this. In order to minimise the potential risks, it is requested to be extra careful when using the kitchen as well as the pool, as these are areas of the property that pose additional risks to the guest. In addition, he must ensure that all doors and windows of the property are closed properly. Compliance with these instructions is particularly recommended if there are children and/or the elderly among the guests.
13. Suggestions and Incidents
Vamdays.com has a preventive and corrective system for the investigation of incidents, which is developed during the winter months, as well as a system for the weekly review of checkpoints established in the property. Through these procedures, we prevent and/or investigate the majority of incidents in our properties in order to ensure you have an incorrigible stay. We would also appreciate it if you could let us know by phone, email info@vamdays.com or in person at our check-in office any incidents or suggestions that, while not having a significant impact on your stay, could be helpful to us in improving our service to our guests.
Due to the full occupancy of our villas during the summer months, despite our quality and service policy, there may be isolated incidents that we have not identified in the villa where you are staying. If this is the case, please inform us via our email during the first 48 hours of your stay info@vamdays.com to be able to solve the problem as soon as possible and to affect your stay as little as possible. At the end of the first 48 hours of the stay, the guest loses his right to complain about identified defects that existed before his arrival. This instruction is necessary to avoid attributing to you the damage caused by previous guests or defects that were not identified by our team during the review.
It is important that the guest understands and accepts that the occurrence of incidents is inherent in the use of the property and that the incidents may occasionally be unforeseeable (such as problems with the septic tank, problems with the boilers, damage to the taps, electrical malfunctions, etc.) or beyond our control (such as general power outages, construction work in the neighborhood, noise from neighbors or from animals, presence of insects, etc.).
The team at vamdays.com will do everything in their power to remedy or minimize the impact of any incidents during your stay. Nevertheless, by completing the stay booking, the guest accepts that vamdays.com is only responsible for incidents that fall under the control of vamdays.com and that vamdays.com has a real ability to resolve during the guest's stay. In addition, he accepts that the resolution of certain incidents – especially during the peak season – requires longer periods of time than desirable for the guest, as this requires the assistance of specialized providers and their response time is not guaranteed.
We ask our guests to cooperate as much as possible in the investigation of the incidents as well as to be accurate in their reporting. Furthermore, we ask that you communicate the incidents to our team in a polite manner and in a constructive tone, as their willingness to resolve the issue is done in the best of intentions. However, this requires your comprehensive cooperation and respect.
Incidents must be reported by phone (+34 633458146) or email info@vamdays.com , not through placement agencies.
If the incident is not satisfactorily resolved within 48 hours of being reported by phone, the guest may info@vamdays.com complain in writing via our email . If the guest changes accommodation from vamdays.com or leaves the rented accommodation prematurely without consulting vamdays.com, he loses all rights of withdrawal to which he could potentially be entitled.
14. Validity and Jurisdiction
The contractual relationship is subject to the Courts and Tribunals of Denia (Alicante) in the event of any discrepancies or claims that may arise between the parties in connection with the stay in our villas.
15. Data protection
In accordance with Organic Law 15/1999 on the Protection of Personal Data, you are informed that this company will include your data in an automated guest file for the purposes of the commercial relationship and for subsequent information, and that your data may be communicated to third parties in the cases provided for by law, such as auditors, competent administrative bodies for the purpose of control, Registration and verification as well as to public notaries for the notarization of documents.
We also inform you that you can exercise your rights of access, rectification, suppression, portability, limitation or opposition to the processing of your data, as well as the revocation of the consent given, by sending a written communication to Villas and more corporation S.L. at the following address: Ctra. Moraira-Calpe n° 243, 03724 Teulada-Moraira - ALICANTE - SPAIN, and attach a photocopy of your identity card (front and back) or by sending your communication and a scan of this ID by e-mail to info@vamdays.com .
In addition, you have the right to lodge a complaint with the Spanish Data Protection Agency (Agencia Española de Protección de Datos) at C/ Jorge Juan, 6, 28001 Madrid, telephone +34 901 100 099 - +34 912 663 517 (www.agpd.es), in particular if you consider that your right to the protection of personal data has been violated or if you are not informed by vamdays.com in exercising your rights. have been satisfied.
CANCELLATION OF THE CUSTOMER'S CONTRACT
In the event of a cancellation, the following cancellation fees will be charged:
- More than 8 weeks before arrival date 50% .
- Less than 8 weeks before arrival date 100%
If the customer returns during his stay and termination of the co-contract, there will be no reimbursement of costs, no refund will be made.
CHANGES MADE BY THE COMPANY
In the event that the booked accommodation is not available due to an unforeseen pre-arrangement that is not attributable to the company, the company undertakes to provide the client with accommodation of the same or a higher category of equal value without any obligation to refund on either side.
PRIVACY
For information on the treatment of personal data, see Law 13/1999, Protección de Datos de Carácter Personal (LOPD). In compliance with the following law Ley Orgánica 15/1999, 13th December, de Protección de Datos de Carácter Personal ("LPD") (Personal Data Protection), we inform you that when you fill in the reservation form, your personal data will be registered in the company files so that we can offer you our services and send you advertising about our offers. You have the right to modify, correct or delete this data at any time. The company is responsible for these files, their address can be found in point 1. You can exercise the above rights.
